1. Get underwritten, not just pre-qualified

A pre-qualification is an opinion. An underwritten pre-approval is a decision. When your file has already been through underwriting, sellers treat your offer almost like cash — and you can close faster than the competition.

2. Decide your numbers before you fall in love

Set two numbers before your first showing: the monthly payment you’re comfortable with, and your true walk-away price. Emotion is a wonderful reason to love a house and a terrible way to negotiate for one.

3. Shop the payment, not just the price

Two identical list prices can produce very different monthly payments once taxes, HOA, insurance, and loan structure enter the picture. This is where having your agent and loan officer be the same person pays off — I run the real math on every home before you offer.

No new credit cards, no financed furniture, no job changes, no large unexplained deposits. Lenders re-check everything before funding. The smoothest closings belong to buyers whose finances stayed perfectly boring for sixty days.
