Rate Trends & How to Strengthen Your Position

Everyone wants to know where rates are going. The honest answer — the one a trusted advisor owes you — is that nobody knows week to week. What I can tell you is how rates are behaving, and more importantly, what you control regardless of what the market does.

How to read the current environment

Rates in 2026 have been range-bound: drifting down on soft economic data, bouncing back on strong reports. The days of 3% money are a memory, but so are the spikes that froze the market. For planning purposes, assume the rate you can lock today is the rate you’ll live with — and treat any future refinance as a bonus, not a plan you depend on.

Remember: you marry the house, you date the rate. Buyers who purchased in higher-rate seasons and refinanced later have consistently come out ahead of those who waited for a perfect rate while prices climbed.

Five things that strengthen your position now

  1. Credit score tiers matter. Moving from 719 to 740 can improve your pricing meaningfully. Small cleanups — paying a card below 30% utilization — can jump you a full tier.
  2. The loan structure is negotiable. Points, credits, buydowns, first-time-buyer and down-payment-assistance programs — the sticker rate is the beginning of the conversation, not the end.
  3. Bigger isn’t always better on down payments. Sometimes 15% down with reserves beats 20% down with an empty savings account. The right answer depends on your full picture.
  4. Lock strategically. Once your number works, lock it. Chasing an extra eighth is how buyers lose the quarter they already had.
  5. Get your file ready before you need it. Documents gathered, questions answered, underwriting done — preparation is the cheapest rate improvement there is.
